Top Buyers Misconceptions

"If I make a
'low-ball' offer it
won't hurt
anything..." Wrong!
What you will lose is time
and possibly your dream
home! Because if
there are multiple other
offers, you now place yours
at the bottom of the
list. This tactic
only will delay reaching a
reasonable offer in which
the seller is willing to
accept. 2. "If I wait, I can
benefit when the price
comes down..." Wrong!
Waiting on the seller to
lower the price means that
you will now be working
with a seller that will be
more unwilling to work with
you in any negotiations on
the sales price and
especially on any fees that
they "might" have
picked up.
Additionally, others that
waited for a lower price,
like you, will now become
your competitors in the bid
for purchase. 3.
"I can negotiate with
the seller, on the purchase
price, without a buyer's
realtor agent." This
is True. But, in
effect you are opening
yourself up to being
blindsided by any real
estate "gotcha's"
that a licensed
professional would have
otherwise made you aware
of. Although there is
a commission fee for their
services, a buyers agent
works for you and assures
that your best interests
are maintained throughout
the complete home purchase
process: from
offer price
recommendations, through
negotiations, and even for
advice.
