Prevention Is Better Than A Cure

As a property purchaser, it is in your best interest to have a qualified (certified in some states) and experienced inspector go over the property you are interested in.  Having an inspection done will more than likely be a cost to you, but well worth it.  Just like when you purchase a vehicle, you want to have it checked over by an auto mechanic (or certified by the dealer), for any defects that exist.   A property inspection provides you the satisfaction in knowing that you are purchasing something that is in fit condition.  Additionally, be sure to attain a reputable and certified property inspector in the type of property that you are intending to purchase, as they will have greater experience and knowledge to perform inspections than others who may perform inspections, but not necessarily certified.

Whether you are purchasing a new or a resale property, it is always beneficial to have an inspection completed.  For instance, a new property contractor may have cut cost on some materials and not realized that the structure is now out of the required building code, or even, that an unsafe condition has been created.  With resale properties there are more time related issues that may exist.  For example,  there may be a foundation crack that occurred while the property settled, and was never really apparent - that is until a complete inspection was completed, and the defect discovered.  Or even a room addition finished by the seller, and was not fully completed to appropriate wiring code, so now you have a definite electrical hazard just waiting to turn into a dangerous situation!  It is always best to be over cautious in property review and scrutinizing, than to find out that you are now faced with substantial costs to repair something that could have been identified and corrected  prior to purchasing the property.
