Top Selling Misconceptions

1.  "My property sales price is fixed - regardless of what other properties have sold for." 

From your perspective, this is very true.  But, keep in mind that in relation to comparable properties that have sold in your area, having a higher price than what they are selling for will only help to keep selling those lower priced homes, while yours remains on the market!  You should settle on a price that is reflective of the present market.  Remember, when you made your upgrades, they were for you and in effect, every home is a 'do over' for the next buyer - to make it the way they want it to be. 

2.  "I can sell my home myself, and I don't need a seller's realtor agent to help me..." 

True.  You can put a sign out on your property, and spend money to perform the marketing and advertising that will be needed, and still that may not be enough!  Your property may sell eventually, and it could well be several months after the date you expected and even lower that the price you had wished.  Having a licensed professional help you to sell your property will not only enhance your chances of selling quickly, but guide you through the various forms and processes that are involved.  This of course, goes without saying, that they represent "your" best interest and will help you to get the most value for your property. With their real estate knowledge of laws and processes, and their ready access to a greater market exposure through the Multiple Listing Services, and their internal brokerage marketing plans having a licensed realtor represent you is a critical aspect in getting your property on and off the market quickly. Don't sell yourself short by not enlisting an agent.
